PropMedian provides transaction-based market intelligence and statistical insights (e.g., median price, PSF) generated using software tools and visualizations. PropMedian is not a valuation service and does not provide legal, financial, investment, or professional valuation advice. We do not make buy/sell recommendations.
Outputs are derived from publicly available transaction datasets (e.g., NAPIC open data). Data may be incomplete, delayed, corrected, or not fully reflective of the subject property’s unique characteristics. Results are informational only.
Some on-screen outputs may be free in limited cases (for example, where only one matching record exists). Where multiple records exist or where extended analysis is requested, payment may be required.
Prices are in Malaysian Ringgit (RM). SST is not applicable/charged at this time. If SST becomes applicable in the future, pricing or invoices may be updated accordingly.

Reports are generated on-demand. We do not store generated PDFs on our server after delivery, except where technically necessary for short-lived processing or transient caching during fulfilment.
If you experience delivery issues, contact us first at prop.median.my@gmail.com. Unjustified chargebacks may result in access restrictions and/or being blocked from future purchases.
Reports and outputs are provided for your personal or internal use. You may not resell, redistribute, publish, or commercially exploit the reports (in whole or in part) without our written permission.

We may modify, suspend, or discontinue the Service or any part of it at any time. We do not guarantee uptime, uninterrupted availability, or that any output will be generated without errors.
Refunds are governed strictly by our Refund Policy. All sales are final except for limited cases described in that policy (e.g., non-delivery or duplicate charge).
To the maximum extent permitted by law, PropMedian will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, goodwill, or business opportunities arising out of your use of the Service.
Where liability cannot be excluded, our total aggregate liability will be limited to the amount you paid for the relevant report.
These Terms are governed by the laws of Malaysia, and disputes are subject to the courts of Malaysia, except where mandatory consumer protection laws apply.
